A rooftop unit or air handler shows up as one symbol. What you're actually pricing is what surrounds it.
Curbs, vibration isolation, flex connectors, dampers, drops, and a controls tie-in that usually lives in a separate BAS spec section. On the duct side, software can measure linear feet, but gauge, seam type, hangers, lining, fittings, and transitions are what drive the labor, and the pressure class in the spec changes how it all gets fabricated.

The pipe is the cheap part.
Length is the easy measurement. The cost lives in everything the run needs to work.
Fittings, valves, and specialties. Hangers and supports at code spacing. Welded versus grooved versus pressed joints, each a different labor number. Pressure testing. And the spec often calls for a material or pressure class the drawing doesn't show, so carbon steel, copper, and stainless get priced as if they cost the same when they don't.
Then there's where it goes. The same hundred feet of pipe is a different price run in an open ceiling than stacked overhead in a congested mechanical room. Software counts the footage. It doesn't feel the conditions.

The scope isn't only on the plumbing drawings.
A fixture count looks simple until you chase where the scope actually lives.
Fixtures and connections turn up on architectural sheets and schedules as often as on the plumbing set, and one missed there is scope you still owe. Behind each fixture sits waste, vent, and water routing, carriers, cleanouts, hangers, and insulation that a count never surfaces. On a renovation, add underground work and tie-ins to existing systems that no drawing fully explains.

Used well, AI makes a good mechanical estimator quicker and frees them for the parts of a complex job that actually carry risk. It processes what it sees. Knowing what it takes to build, across HVAC, mechanical, and plumbing, is still the estimator's job. That's the difference between a bid that wins and one that loses money.
